How we price a build

We start from the materials list printed in each plan. That list is computed from the plan's cut list: every board is packed into stock lengths with a saw kerf allowed, and every sheet part is laid out on 4 x 8 sheets. So the estimate counts the lumber you actually buy, offcuts included, not just the wood that ends up in the piece.

Lumber is priced per linear foot at typical big-box prices for No. 2 boards, with pressure-treated lumber at about 15 percent more, select or kiln-dried boards at about 50 percent more, and cedar or redwood blends at about 60 percent more. Sheet goods are priced per sheet. Screws, hinges, glue, finishes and other hardware are priced per box or unit. Mattresses, cushions and anything the plans ask you to choose for yourself are left out and listed as such.

Lumber prices move with the market and differ widely between regions and between a home center and a lumberyard, so treat these as a planning range. The range we show runs from 20 percent under to 15 percent over our line-by-line total.
